The Contract to Sell or Purchase. We represent buyers and sellers of real estate. Often, we can represent both. We are available to consult with you during the contract process. Most Realtors are highly competent and know when there are legal issues that need an attorney, but sometimes they don't. If you or your Realtor have questions or need advice, we are available at this stage. This is a legal process, and often forms are NOT sufficient to protect your interests.

The Mortgage Loan Process. This is most often where we first are advised of representation. Dealing with the bank is time-consuming and very time-intensive. We work with all area banks, credit unions, and national banks in good standing. We are appropriately insured and credentialed to meet all bank requirements. Almost all this activity takes place via the internet now. We have the technology in place to professionally handle your matter.

The Title Examination or Title Search Process. If you want expertise in your title work, this is where our firm has the advantage. Mr. Wall has been searching titles in Carteret and Craven Counties since 1980. He is from this area, and knows all the particulars of the land titles here. He has served as an "expert" in trials dealing with land title issues, and has served as "commissioner" in other cases dealing with dividing property. As a result of this expertise, we have extensive title files and knowledge. This all works to your advantage to identify a land title problem before it becomes "your problem". All land titles are given the option to be insured through one of the major NC Title Insurance Companies. We prefer and use Investors Title Insurance Company and Chicago Title Company.

The Closing. The closing is like an iceberg, you only see a small fraction of the work that gets you to that point, but the rest is there under the water. Our goal at a closing is to make sure that our client is fully aware of all aspects of the transfer or loan. This is often very difficult when banks do not review things with you, or change things at the last minute. This happens frequently. Loan packages often get sent within hours of an expected closing time, and require assembly of sometime hundreds of pages of documents and strict adherence to instructions. Although closing attorneys have obligations to the bank to make sure their instructions are followed and their documents accord them the appropriate interest, our primary obligation is to our client. No one is usually happy spending time at a lawyer's office, but our clients will agree that it is well worth it for them to come out of the closing with a thorough understanding of their obligations and rights going forward.

Post-Closing. You should receive copies of all major documents, including recorded documents, notes, title insurance and the settlement statement. You may refer to the bank for their minor documentation. We complete and certify all recordings, title insurance final applications, and any other special post-closing items.
